HVAC Basics – Understanding Your System

A HVAC system keeps you comfortable, but only if it works efficiently. In addition to the discomfort of living in a home where the heating and/or air conditioning don’t work, you’ll likely be worried about the expense of fixing your HVAC system when it breaks down. Therefore, it is important to know how to maintain your system, and what to do if you need to replace or repair it.

Before you call someone to help you fix your system, be sure to take note of what sort of system you have in place. Know the brand name and model number. It is also helpful to have the maintenance history. This makes sure your contractor will be sufficiently prepared for your appointment — you may need to replace your unit if it’s at the end of its service life.

It is important to have some knowledge of your present system and needs before calling a contractor. This will make the quote and inspection much easier.

Maintaining Your Outdoor AC Condenser

Your outdoor condenser fan can be helped to run better by you cleaning the fan blades and coils prior to summer starting up. Make sure your power is off before doing more than cleaning, such as working on the unit. Leaves and debris can build up inside the unit and cause damage.

Clean the debris off your outdoor condenser unit. Debris can pile up especially during rainy or windy weather, and this can foul up the inner workings of your system. It can also cause it to overheat.

Cleaning Your AC Unit

Make sure your condenser fan is in good working order by wiping down the fan blades and the coils. Before you begin cleaning the unit, make sure that it is unplugged. Then, pop off its grills, pull the blades out, and begin cleaning the unit and them gently.

Cover your unit when you are mowing the lawn, if it’s near the yard. Direct the grass clippings in a direction away from the HVAC unit. This also applies when you blow leaves, so be very careful near your exterior HVAC units when you move debris.

Have the oil ports on your unit lubricated once each year. You can easily find the ports as they have a rubber or metal cap. If you choose to do this yourself, find an oil graded SAE-20; it is non-detergent and lightweight. Place about 10 drops into each of the ports, taking care that it does not overfill.
